Cane Hill, Coulsdon
Cane Hill Park is a new housing development in Greater London and a joint venture by Barratt Homes and David Wilson Homes. The project will deliver a total of 677 new homes and include a mixture of large family houses, affordable housing and homes suitable for wheelchair users. The build also includes new offices, three historic building refurbishments and a public open space to further transform the disused land.
The 83-hectare site used to be a hospital with numerous wings and basements resulting in significant depths of contaminated ground around the demolition area. The new development covers the entire adjacent brown field site and green field areas, resulting in highly variable ground conditions. Five of the apartment blocks contain 90, 1 or 2 bed apartments, with the remaining units delivered through a mixture of detached, semi-detached and terraced housing ranging from 2 to 5 bedrooms.
The development was designed with energy-efficiency in mind and built to the Code of Sustainable Homes Level 4. Homes include rooftop solar PV panels as well as an innovative waste-water heat recovery system. New residents will have fantastic views over the Farthing Downs and great transport links into the city. The Park is located 6 minutes from Croydon and 30 minutes from central London.
The vast site was constructed in phases with a long construction programme exceeding 4 years. The majority of the site is now complete with most units occupied whilst the last few plots are being constructed and prepared for hand over.
